Welcome to Bali Villa Audit (“VillaAudit”, “we”, “our”). By accessing this website or purchasing any service, you agree to these Terms of Service.

1. Scope of Services

VillaAudit provides buyer-side decision support for Bali villa buyers, including:

  • Investment Readiness & Risk Blueprint (self-guided decision report)
  • Buyer-side evaluation of specific options (buy / negotiate / walk away)
  • Architectural and construction-risk evaluation
  • Micro-location and land-risk assessment
  • Decision frameworks and risk-first boundaries

Our services are buyer-side and informational in nature. We do not sell properties and we do not receive commissions. All purchase decisions remain the client’s responsibility.

2. Professional Boundaries

VillaAudit is not a law firm, financial advisor, real estate agent, or property valuer. Clients should obtain independent legal and financial counsel for:

  • Land titles
  • Lease agreements
  • Zoning and compliance
  • Taxation
  • Official valuations

3. Information Sources & Accuracy

Our evaluations are based on:

  • Photos, videos, and information provided by the client
  • Publicly available documents
  • On-ground observations
  • Architectural judgment
  • Market data

We cannot guarantee:

  • Future property performance
  • Legal accuracy of developer documents
  • Future rental yields
  • Resale value
  • Appreciation
  • Construction that has not yet occurred
  • Changes to zoning or government regulations

4. Payment Terms

Payment is required before work begins (or before access is granted for digital products). All prices are listed on the relevant sales page.

5. Delivery Timeline

For the Investment Readiness & Risk Blueprint, delivery occurs when access is granted and the decision report is delivered by email (typically within 24 hours).

For services that involve evaluation work, typical delivery time is 48–72 hours. Complex properties may require additional time.

6. Client Responsibilities

Clients must:

  • Provide accurate property links, documents, and information
  • Disclose relevant context (renovations, access restrictions, etc.)
  • Understand that our evaluations are advisory, not absolute guarantees
  • Respond promptly if further information is needed

7. Intellectual Property Rights

All reports, frameworks, scores, and evaluation methodologies are proprietary to VillaAudit. Clients may not:

  • Publish
  • Resell
  • Share publicly
  • Reproduce
  • Post online

Without written permission.

8. Limitation of Liability

To the fullest extent permitted by law:

  • VillaAudit is not liable for indirect or consequential losses
  • Total liability is limited to the amount paid for the service
  • VillaAudit is not responsible for losses from decisions made by agents, developers, contractors, or lawyers

9. Right to Refuse Service

We may decline or discontinue service if:

  • Conflicts of interest arise
  • The property is unsafe
  • Information is misleading or insufficient
  • Abuse or inappropriate behavior occurs

Full refunds are issued only if no work has begun.

The Blueprint is a standalone product. If you later request buyer-side advisory, your decision report can be used as a baseline for context. There is no automatic upgrade, credit, or guarantee of availability.
